From fixing the house and showing it to buyers, to negotiating, to setting a closing date, and moving out, assume it will take months for the process to be completed. If you are an agent, take care not to over-promise on a timeline to your sellers – set their expectations.
Second, Don’t Assume That The Asking Price Will Be The Selling Price
The asking price establishes what a seller wants to sell for, and begins the sales process.
If you are selling, remember that the end selling price may differ than the original asking price. If you are an agent, be sure to explain this to your sellers.
Third, Don’t Assume All The Money Goes Right Into Your Pocket
There are those who mistakenly assume that the selling price (minus anything owed on mortgage) is pure profit. This is not true.
If you are a seller, understand that there will be agent commissions, closing costs, and other fees you’ll need to pay. If you are a real estate agent, be sure to explain this to your customers.
Fourth, Don’t Assume That The First Offer Will Go Through
Often, buyers make offers and afterwards find out that they can’t get financing for one reason or another.
